Plan for lakeside holiday chalets near racecourse
The plan, submitted by Rivar ltd, seeks to build 25 holiday homes, including 10 two-bedroom chalets and 15 three-bedroom chalets, with 37 parking and 50 cycle spaces, along with a reception and café, on vacant agricultural land to the south of Lower Farm, off Hambridge Lane.
The applicant said that the wooden buildings would be a sustainable form of development providing much-needed high-quality tourist accommodation in West Berkshire.
However, details of employment and hours of opening are not mentioned in the application.
The land in question lies to the south of an artificial lake and is home to a variety of protected species, including bats and crested newts, but an ecological survey found that habitats of protected species would be sustained.
The chalets will also feature a wildflower turf roof to enhance biodiversity.
There are already 1,500 homes currently under construction at the racecourse, and fears have already been raised that the increase in traffic could bring the town to a standstill.
A decision is expected from West Berkshire Council by October 15.
