Plans for 200 houses and care home on Bowling Green Road in Thatcham withdrawn




Plans for 200 houses and three-storey care home in Thatcham have been withdrawn.

Outline permission was sought for 200 dwellings, an 80-bed care home, by Croudace Homes.

The site was between Bowling Green Road, Heath Lane and Cold Ash Hill.

This comprises 10 per cent affordable homes, 45 per cent market and self/custom build homes.

It had been anticipated that the facility would create around 65 jobs during the operational phase.

The plans, which were submitted earlier this year, was to see a public open space including a country park, allotments, community orchard, trim trail and equipped play areas.

This comes with access from Bowling Green Road and Cold Ash Hill, landscaping, drainage and infrastructure.

An adult social care consultant was neutral in its response to the application, stating that it recognised growth in the older adult population noted in the census.

It commented on the need for affordable care home beds for people with dementia, especially those with challenging behaviour.

But a West Berkshire Council drainage consultant raised issues with overland flow in relation to flooding.

It said the drainage strategy only shows the exceedance routes along the highway and does not demonstrate how exceedance will be managed across the site.

A highways consultant said insufficient information had been provided to assess the impact of the additional traffic generated with regard road safety and the flow of traffic.

A tree consultant said there would be an unacceptable threat to the sustainability of trees – which contribute to the landscape character of the area.

The application received an objection from Thatcham Town Council, Bucklebury Parish Council and Cold Ash Parish Council in addition to 46 public objections.

This isn’t the first time Croudace Homes has planned for homes at this location.

An outline planning application from Croudace for up to 265 homes was refused in 2015, with an appeal dismissed in 2017.

A separate outline application for up to 225 units on this site in 2016 was also refused.

In 2022 Croudace joined forces with developer Colthrop Village Consortium to propose an alternative planning scheme to 2,500 homes in north east Thatcham – for the West Berkshire Council Local Plan Review.
