Plans submitted for a possible further 90 homes in Thatcham





Caroline Graham of Bowling Green Road has submitted plans for the 7.4 hectare site on land east of Tull Way.
Although the number of homes has not yet been specified or agreed, her agent Carter Jonas estimated the site, currently used for agriculture, could accommodate approximately 90 units comprising a mixture of house types including detached, semi-detached and terraced properties of varying size.
Carter Jonas say that if approved, the land would have about 30 per cent, 27 units, worth of affordable housing.
A statement continued: "The aim is to create an attractive new development, which is well integrated with the town of Thatcham and responds positively to its landscape setting.
"This will be a high-quantity development with a mix of housing, including affordable and family homes.
"It will provide areas of open space and landscaping with the existing perimeter trees and hedgerows protected wherever possible."
Access to the site is intended to be from Tull Way which Thatcham resident, Sandra Talbot of Florence Gardens, said could cause an issue.
She said she was objecting to the application because the proposed site access was on an incline on Tull Way at which drivers did more than the 40mph speed limit.
She said that "More houses on already poor amenities, more impact on schools, doctors surgeries," would be a problem.
And she questioned at what point the countryside would stop being destroyed.
However, Carter Jonas said that the access had been located to provide the required visibility without impacting upon the boundary hedging to the site.
Another objector, Sarah Berrington of Bowling Green Road, said: "This development will have a direct impact on our property and our personal well-being.
"At present we overlook fields, and have natural light - both aspects will be impaired.
"Bowling Green Road at present is a quiet and peaceful environment that people walk dogs and parents take children on bikes - this road will become a walk through and that has its associated problems."
She said that her other concerns were noise levels, infill between Newbury and Thatcham and problems of entering and exiting the site, adding: "I was of the understanding that the land in front of our property could not be built on because of the constraints that was imposed of Mrs Graham, so I can only presume that these constraints have been lifted?"
Mrs Graham was unable to be contacted.
Ward member, Keith Woodhams (Lib Dem, Thatcham West) said that he would call the application to West Berkshire Council's planning committee if it was likely that planning officers were going approve it.
